How to Prepare Your Commercial Roof for the Summer Heat

As you schedule maintenance for your commercial building this summer, remember to take some extra time to care for your roof. While you might assume that you don’t need to do any roof care during the summer months, this actually couldn’t be further from the truth. It may not be snowing outside, but roof snow isn’t the only threat to your commercial roofing system. Take these steps now to prepare your commercial roofing for the summer heat that’s already upon us!

Check Your Roof — Inside and Out

The best preventative maintenance you can do for your commercial roof this summer (besides scheduling regular inspection, of course) is to check periodically for problems. Sun damage, animals, and debris can all cause issues you may not have noticed all fall, winter, or spring. Walk around the outside of your building, then check the inside, as close to the roof as you can get. Keep an eye out for any of these warning signs, whether they’re happening to your commercial roof’s coating, the roof’s surface, or inside the building:

Yellow Flags:

  • Missing, loose, or broken shingles or tiles
  • Missing or loose flashing
  • Flaking, peeling, or moldy materials
  • Signs of animal activity on or around the roof
  • Puddles of standing water on your roof’s surface (especially several days after rain has already dried up everywhere else)
  • Water stains, suspicious brown “rings,” or other signs of water damage on ceilings — or the roof itself
  • Wet, moldy, or missing insulation

Red Flags:

  • Visible holes or cracks in the roof
  • Multiple leaks in the roof
  • Damaged or loose support beams
  • Sagging or collapsing sections of roofing or ceilings

If you notice any “yellow flag” signs, the structural integrity of your roof may be at risk. Contact a roofing contractor ASAP. If you notice any “red flag” signs, this is a true emergency. Call for emergency roofing repairs and ensure the building is safe to re-enter before you go back inside.

Clean Out Your Gutters

Cleaning your gutters is essential as part of summer commercial roof maintenance. Because clogged gutters weigh on your roof, can lead to leaks, and can even invite pests inside, it’s only common sense to clear them out. This form of preventative maintenance can be difficult to do if you have a large building or aren’t comfortable on very tall ladders, so it might be better to have this task done as part of your regular inspections.
